The project concept comprises the development of a 73-unit residential tower and secondary structure with a 5,000+ SF arts anchor. The existing industrial buildings and theater will be razed to make way for two concrete, glass and panel structures above two below grade levels of parking. The smaller structure, an industrial style panel and glass “gallery,” will sit front-and-center on N. Royal and 3rd Streets. The first level will house an arts anchor. Residential loft units above will occupy the second and third floors and will be connected to the Tower by a bridge on the second level. The 8-story Tower will also be connected on the first level by an “art walk,” a landscaped open space programmed with seating, lighting and display space encouraging activity to spill outside creating a meeting space for residents, art patrons and the public. The art walk will also serve as the Projects “front door” with the Project’s grand lobby. This striking feature will be a signature concept for the newly establish “Arts Corridor.” Each insulated low-e storefront glass window within the Project, frames unique views of either historic Alexandria, the Mt. Vernon Trail or unmatched views of the Potomac River. Stoops and patios on the Mt. Vernon Trail also encourages activity on the trail and offers additional connectivity. The Project will achieve LEED Silver.

The project concept comprises the renovation and re-skinning of an existing thirteen story Crowne Plaza Hotel into a multifamily unit tower. The existing Tower’s stucco façade and single pane glass windows will be replaced with insulated composite panels and insulated low-e glass windows, optimizing the envelope’s energy performance and framing the irreplaceable views of Potomac River. At the base of the Tower, the addition of a glass clad arts use space will act as the jewel box of the Project and become a signature project for the newly established “Arts Corridor.” At the base of the tower, the below grade parking garage will be improved to support the construction of forty one new luxury townhomes. The four (4) story for-sale units are approximately 1.972 SF – 3,834SF and include roof-terraces, two car garages, and some units will incorporate elevators. The Project will achieve LEED Homes Mid Rise Certification for the Tower and LEED Homes for the townhomes.
